Your advice is spot on.
The experiences that Happyman007, you and me have in Bangkok is at least 10 plus years or more.
We've seen the many changes in and around Bangkok/Chiang Mai and certain parts of Thailand.
A lot people still have the notion that Bangkok is cheap.
The inflation in recent years is one of the highest in Southeast Asia.
The property bubble is waiting to be popped only.
