I think it is safe to say that the points you mentioned above are not exactly causing disadvantage, nor hassle.

I think couples going to a hotel, esp in Geylang area, is a norm already. Plus, if the girl is shy, there are other options like own house or car or staircase e.g

Unless you are going out with someone's spouse you avoid those kind of places. And if the girl is shy to even register, I dunt think she is bold enough to let someone watch.

Budget hotels like 81 or Fragrance have a standard for cleanliness.

And about spycam, its non existent.

Here is a suggestion.

2 couples meet and play soft swing. TS watch. But as TS is hosting, he will take care of hotel.cost, food and drinks if any. And if TS is willing, not budget hotel. A more standard one. Couple will proceed into room before TS to ensure no surveillance.

Win win situation.

Im game if criteria is met. But take note we are not hunk and babe type.

own house is best of course, but not many unmarried couples have own house. car is uncomfortable, staircase is risky.

as it is just watching, not participating, surely i am not willing to pay the cost of premium hotel like mbs, still have food and drinks which are costly in premium hotels? you need to manage your expectations my friend.
